This project consists of the design of a 122,525 square foot speculative warehouse facility located at 4001–4081 Hadley Road in South Plainfield, New Jersey. Developed for Adler Development, the building continues a series of industrial facilities designed for repeatable efficiency, strong market positioning, and a consistent architectural identity aligned with the developer’s corporate branding and façade standards.
The single-story core and shell warehouse is designed to accommodate modern distribution and logistics users. The building features a 36-foot clear height, 29 tailboard loading docks, and two drive-in doors, providing operational flexibility for a wide range of tenants. The high-bay configuration supports contemporary warehousing demands and is equipped with an ESFR sprinkler system designed to accommodate high-piled storage without the need for in-rack sprinklers.
The structure consists of loadbearing precast concrete wall panels with steel roof framing, delivering durability, speed of construction, and long-term performance appropriate for large-scale industrial development. The façade treatment maintains visual continuity with other Adler Development projects, reinforcing brand identity while presenting a professional and modern industrial aesthetic.
