This project consists of the design of a 245,232 square foot speculative warehouse facility located at 481 Black Horse Lane in North Brunswick, New Jersey. Developed as part of a series of industrial projects for Adler Development, the building was designed to meet the demands of modern distribution and logistics users while maintaining a consistent architectural identity aligned with the developer’s corporate branding and façade treatment standards.
The single-story core and shell facility was planned to accommodate up to 24,000 square feet of future office build-out. The warehouse space features a 36-foot clear height, a 60-foot speed bay, 53 tailboard loading docks, and two drive-in doors, providing flexibility for high-volume logistics operations. Shortly after completion in 2021, the building was occupied by a last mile distribution tenant, validating the project’s design strategy and market positioning.
The facility incorporates an ESFR sprinkler system designed to support high-piled storage for most commodities without the need for in-rack sprinklers, maximizing operational flexibility for future tenants. The structure consists of loadbearing precast concrete wall panels with steel roof framing, delivering durability and efficiency typical of large-scale industrial construction.
As one of several completed industrial facilities designed for Adler Development, this project reflects a repeatable and scalable warehouse prototype that balances developer efficiency, branding consistency, and market-driven logistics performance.
