This project consists of the design of a 127,645 square foot high-bay freezer storage facility with an additional 10,000 square foot, two-level corporate office mezzanine for Preferred Freezer Services. Developed within a designated Foreign Trade Zone, the facility was strategically positioned to support international import and export operations, inventory deferral programs, and high-volume frozen goods distribution. The freezer warehouse is designed to maintain an interior temperature of minus 10 degrees Fahrenheit and includes a refrigerated dock area and a dedicated blast freezer at the shipping and receiving zone. The building features a 40-foot clear height and high-piled storage configuration utilizing very narrow aisle racking served by wire-guided forklifts operating on embedded slab guidance systems. This layout maximizes pallet density while maintaining safe and efficient material handling within a frozen environment. The loading configuration includes 24 dock positions and one drive-in ramp. Dock doors are spaced 16 feet on center to allow efficient tractor-trailer maneuvering and high-throughput loading operations. The fire suppression system utilizes a lactose-based liquid specifically suited for freezer environments, preventing system freezing while maintaining life safety compliance.
Constructed using tilt-up concrete wall panels with an insulated metal panel liner system, the building envelope was engineered to address vapor migration, thermal control, and long-term durability under extreme interior temperature conditions. Careful detailing was incorporated to maintain envelope integrity and prevent condensation within the wall and roof assemblies. The two-level mezzanine houses corporate offices and administrative functions and is independently conditioned from the freezer warehouse. The office component includes three tiers of workspace overlooking the loading dock operations, reinforcing visual oversight and operational coordination between management and distribution activities. The exterior façade integrates a distinctive corporate identity element, with the client’s logo embedded directly into the tilt-up concrete panels, establishing a strong brand presence within an industrial setting. This facility represents a highly specialized cold storage environment designed to support global logistics, high-density frozen storage, and efficient distribution within a Foreign Trade Zone framework.
