Midtown Commons is a 90,000 square foot, three-story office building developed as a catalytic anchor within a multi-block redevelopment zone in Neptune Township. Located at the corner of West Lake Avenue and Route 35, the building was strategically positioned to serve as a gateway to the West Lake Avenue Midtown District, an area that had experienced economic decline and blight since the 1960s. Developed by CityWorks as a speculative office project, the building secured two major tenants prior to completion. The principal tenant, the Jane H. Booker Health Center operated by Jersey Shore University Medical Center, occupies approximately two-thirds of the building. The New Jersey Division of Taxation occupies the majority of the remaining space. Together, these anchor tenants established the project as a significant healthcare and governmental presence within the community. The Jane H. Booker Health Center provides comprehensive outpatient medical services, creating accessible healthcare infrastructure within an underserved district. The building’s program was designed to support high-volume public access while maintaining operational efficiency and security for both medical and governmental users.
Architecturally, the building presents a contemporary glass office expression framed in steel construction with masonry and stucco curtain wall elements. The façade was designed to project permanence and reinvestment, signaling a new era of development within the corridor. Surface parking supports public access and accommodates the daily traffic associated with healthcare and state agency operations. Midtown Commons was conceived as the first building in a broader eight-structure mixed-use redevelopment vision that included residential units, retail space, and an urban park. While the subsequent phases were not realized, the completed building successfully established a healthcare and civic anchor at a prominent intersection and remains a defining component of the West Lake Avenue corridor.
